Demo · for letting agents

Report a pretend leak, then watch it reach the office.

It works like the real thing, for an agency that doesn’t exist. Report a repair on the phone the way a tenant would, and it turns up in the agent’s dashboard with the photo attached. Then log in as the manager to hand the job to someone on the team, and as them to book it. It takes about a minute.

Nothing you type is sent or saved. Refresh the page and it’s gone.

What that replaces

A tenant ringing the office to describe a leak over the phone.

  • Reported when it happens

At ten at night or on a Sunday, not when the office opens. Nobody sits on hold.

  • Everything in one go

Which property, what's wrong, how urgent, a photo, and when someone can get in. No second call to fill in the gaps.

  • Urgent jobs go to the top

A leak doesn't wait in a voicemail queue behind a dripping tap.

  • The contractor knows what's broken

The photos go with the job, so they turn up with the right parts.

Why I built it

Nine of the eleven letting agents I checked had no way to report a repair online.

Every one of those nine had paid for tools to win new landlords. For a tenant with water coming through the ceiling, the only option was ringing the office.

What it costs

Start with the smallest version that works.

  • A repair form on your website

    £395

The tenant’s side of this demo. Each report lands in the right inbox with the photos and everything the contractor needs, and the tenant gets a reference back. Often enough if repairs are a handful a week. Half to start, half when it goes live.

The second half of the demo, every job tracked with your own staff logins and a record of what happened when, is the job management dashboard and it starts at £2,500 with a monthly plan included. Worth it when repairs take up a real part of someone’s week. I’d give you a fixed figure once I know how many properties you manage.

Not sure which you need? The Business Health Check works it out for £195, and that comes off any build from £500 up if you go ahead within 60 days.
